How do we qualify prospective tenants?

Whilst we appreciate the need to secure tenants quickly, we are careful to ensure that only the highest calibre of tenants are permitted to lease properties we manage. Our stringent tenant qualification process includes:

  • Employment confirmation
  • Verification of previous rental history
  • Verification of character reference
  • As members of the Tenancy Information Centre of Australia & RP Data, we are able to thoroughly search tenants and their previous residential background
How do we prepare the Tenancy Agreements?

After the tenant has been selected and “screened”, the SPACE Property Agents Team will seek your approval before preparing the necessary Residential Tenancy Authority documentation. Our primary concern during this process is to ensure that your rights as an investor and property owner are protected. Our team is conversant in related legal matters and will ensure the documentation is completed accurately and efficiently.

Does anyone check your property?

Prior to tenant occupancy we conduct an extensive inspection and prepare a condition report outlining the condition/presentation of the property. We conduct regular property inspections to ensure tenants are meeting the terms of their lease and to advise you of any maintenance or repairs that may be necessary. To determine the accurate rental bond refund, we conduct a thorough final inspection.
What happens if the tenant doesn’t pay the rent on time?

While our tenants seldom fall behind with rent payments we follow a strict procedure to reduce the risk of arrears.

  • 7 days in arrears – an RTA Notice to Remedy Breach is served allowing 7 days to rectify the breach

If the breach is not rectified we contact you for instructions or serve the tenant with a Notice to Leave.

To ensure consistent payment, we offer all tenants “B’Pay” (24 hour telephone/internet rent payment service). We also accept cheque and money order payments.

What happens if something breaks or needs repairing?

If left unattended, repairs and maintenance of your investment property can eat a sizable hole into your annual returns. The SPACE Property Agents Team know just how important it is to keep on top of all maintenance issues and keep you informed as maintenance needs arise. We have found efficient action causes tenants to remain at the property for longer periods and more accepting of rental increases. We have selected and use specialised tradespeople for their reputation, reliability and competitive prices.
How do we pay you?

We supply you with a clear, easy to understand, monthly statement. We are able to pay outgoings such as maintenance accounts, rates, body corporate fees and insurance on your behalf. Your income is disbursed by direct payment into your nominated account.

Do we issue Annual Statements?

To assist with taxation issues and accounting, the SPACE Property Agents team will prepare and provide you with an annual Financial Report at the end of the Financial Year (July).
How much does property management cost?

Our fees are in accordance with the Schedule of Fees set out by our Industry’s Legislative Body. Every property is different and most property owner’s requirements are different. Therefore, our fees are based on an assessment by us of the time and expertise required to provide you with a management package.
